Demox

Miami-Dade County

Everything that has to come out, taken out and taken away.

Interior strip-outs, concrete cutting, selective structural removal and full site clearance. Scoped, permitted and hauled by one crew, so nobody waits on anybody.

On site

This is what the work looks like.

Machine work, hand work and cutting, which is most jobs in some combination. These are licensed stock photographs standing in until our own jobs are documented and released, and none of them is captioned as ours.

Excavator bucket pulling a balcony slab away from a brick apartment building
Selective structural removal. The machine takes the element the drawings mark and the rest of the building stays in service.
Apartment interior stripped back to timber studs and bare floor
Interior strip-out, back to studs and slab, with the structure and the services left where the next trade needs them.
Worker cutting a concrete slab with a cut-off saw, dust rising from the blade
Concrete cut rather than broken where the opening has to be clean, with water or extraction on the blade.

How a job runs

The permit clock starts on day one, not on day thirty.

Most delays in Miami-Dade demolition are not the demolition. They are the survey, the notice and the disconnects, done in the wrong order.

  1. 01

    Walk the site

We measure, photograph and mark what goes and what stays. Forty-eight hours from your call, usually sooner.

  2. 02

    Survey and notice

Miami-Dade requires an asbestos survey before demolition, and the notification runs ten working days. We start that clock on day one so it is not the thing holding up your job.

  3. 03

    Permit and disconnects

Application, DERM review, utility disconnects. You get the submittal date and the review status, not a shrug.

  4. 04

    Demolish

Protection in, containment up, work sequenced so the building keeps running around us where it has to.

  5. 05

    Haul and label over

Debris separated and hauled, floor swept, openings secured, photographs of the finished state in your inbox.

FAQ

The six things people ask before they call.

Do I need a permit to demolish the inside of my condo?

Usually yes. Miami-Dade treats interior demolition as permitted work once you touch anything structural, mechanical, electrical or plumbing, and most buildings also run their own approval on top of the county's. We tell you which of the two is the long pole before you commit to a date.

Why does an asbestos survey apply to my building?

In Miami-Dade a survey is required ahead of demolition regardless of the year the building went up, and ahead of renovations above a size threshold. It is a federal NESHAP rule the county enforces, not a local preference. If the survey comes back clean, you have the document and the job proceeds.

How long does the notification take?

Ten working days from a correctly filed notice. It runs in parallel with everything else, which is why we file it first rather than last.

What does demolition cost in Miami?

It moves with access, height, disposal weight and whether abatement is involved, so an honest answer needs a site visit. What we will tell you on the phone is the range your job sits in and what would push it to the top of that range.

Do you haul the debris or is that separate?

We haul. Demolition and disposal under one scope is the point: two contractors means two schedules and a pile sitting on your site between them.

Which areas do you cover?

All of Miami-Dade County, from Aventura and Sunny Isles down to Homestead, including the municipalities that run their own building departments.
