House Demolition

Full teardown of a house, from disconnects and survey through to a graded, cleared lot.

Who usually calls

A developer or a homeowner starting over. The buyer wants a single number and a date the lot is clear.

A full house demolition ends with a graded, cleared lot and a folder of paperwork, and the paperwork is what the next permit needs. The physical work is rarely the long pole.

Before anything comes down: the asbestos survey, the federal notification, the utility disconnects each with their own authority, and the demolition permit. Started in parallel these overlap into a few weeks; started in series they become a season.

On the day, the order is set by what is in the house and where the trucks can stand. Soft strip of anything hazardous or salvageable first, then the structure, then the slab and footings if they are in scope, then grading and erosion control. Material is separated as it comes down because mixed debris costs more to tip than sorted debris does to sort.

Licensing, plainly

This scope is licensed contracting in Florida, and ISP GROUP LLC does not hold that licence today. So we are not offering to perform it and you should not read this page as a bid for it. What is written here is what the work involves and what the county requires, which is true whoever does it.

What we can do now: walk the site, scope and document the work, handle the survey, the notification and the permit paperwork, bring in a licensed contractor who contracts that part directly with you, and do the clearance, haulage and disposal ourselves. When you take bids, ask every contractor for a licence number and verify it on the issuing register.

Scope

What is in the job.

Included

  • Asbestos survey and the federal notification filed and tracked
  • Utility disconnects coordinated and evidenced for the permit
  • Demolition permit applied for and followed through review
  • Soft strip of hazardous and salvageable material
  • Structure down, slab and footings out where in scope
  • Lot graded, erosion control, debris hauled and disposed with tickets, photographs of the cleared state

What moves the price

We do not publish a rate for this, because a number given without seeing the site is either useless or untrue. These are the things that decide it.

  • Slab and footings in or out of scope
  • Disposal tonnage, which the construction of the house decides
  • Access for machine and trucks, and the distance material must travel to reach them
  • Protected trees, pools and accessory structures, each possibly its own approval
  • Abatement if the survey finds anything

Permits

Where this scope sits with the county.

A demolition permit is required, and evidence of the utility disconnects is usually required before it is issued. Miami-Dade requires an asbestos survey before demolition regardless of the year the building went up, and the federal NESHAP notification runs ten working days from a correctly filed notice. That clock runs in parallel with everything else, so it is filed first, not last.

Have this ready

  • Folio number and any existing survey
  • A decision on slab, driveway, pool and outbuildings
  • Photographs of street frontage and access
  • The date the rebuild needs the lot clear

None of it is required to get a visit booked. All of it makes the number firmer and the date earlier.

The full permit sequence, with sources, is on the permits and asbestos page.

Questions

What people ask about house demolition.

Can the lot be cleared before the rebuild permit is issued?

Yes, they are separate permits. Clearing early is often the right call, but it means the lot sits empty, which has its own cost and its own security question.

Is anything worth salvaging?

Sometimes fixtures, timber or appliances are. It is worth deciding before the machine arrives, because afterwards the question answers itself.

What about the sewer connection?

It normally has to be capped, and in some jurisdictions that is a separate sub-permit with its own inspection. It is a common reason a demolition sign-off stalls.
