Miami-Dade County
Pool Demolition
Partial or full pool removal, backfilled and compacted to a buildable, documented standard.
Who usually calls
A homeowner choosing between partial and full removal. The buyer needs to know which one keeps the lot buildable and insurable.
A pool can be removed two ways and the choice follows what the lot is for afterwards. Partial removal breaks the shell, punches the base so it drains, and backfills; it is cheaper and faster. Full removal takes the whole structure out and backfills in compacted layers; it costs more and it is what a future building over that footprint needs.
The part that gets skipped is compaction, and it is the part that matters. Backfill placed in layers, compacted and tested gives a documented result. Backfill pushed in and levelled looks the same on the day and shows up years later as a depression, or as a problem for whoever tries to build or sell.
It is also a disclosure question. A filled pool is generally a material fact on a Florida sale, and the documentation of how it was filled is what makes that conversation short.
Licensing, plainly
This scope is licensed contracting in Florida, and ISP GROUP LLC does not hold that licence today. So we are not offering to perform it and you should not read this page as a bid for it. What is written here is what the work involves and what the county requires, which is true whoever does it.
What we can do now: walk the site, scope and document the work, handle the survey, the notification and the permit paperwork, bring in a licensed contractor who contracts that part directly with you, and do the clearance, haulage and disposal ourselves. When you take bids, ask every contractor for a licence number and verify it on the issuing register.

Scope
What is in the job.
Included
- Decision recorded: partial or full removal, and why, against what the lot is for
- Water removed and disposed lawfully rather than to the nearest drain
- Equipment, plumbing and electrical disconnected and removed
- Shell broken or removed per the agreed method, base punched for drainage on a partial
- Backfill placed in layers and compacted, with testing where a future structure or a lender needs it
- Surface finished to grade, debris hauled, documentation of method and compaction handed over

What moves the price
We do not publish a rate for this, because a number given without seeing the site is either useless or untrue. These are the things that decide it.
- Partial against full removal, which is the main fork in the price
- Access for a machine and for fill trucks, which on a tight back garden can dominate everything else
- Volume of fill and where it comes from
- Whether compaction testing is required, which depends on what goes on the lot later
- Decking, screen enclosures and equipment pads, if they are in scope too
Permits
Where this scope sits with the county.
Pool removal is permitted work in Miami-Dade and the method, partial or full, goes on the application. Backfill and compaction standards are part of the inspection, not an afterthought.
Have this ready
- What the area is for afterwards: lawn, paving, or a structure, because that decides the method
- Access photographs, including gate widths and anything a machine has to cross
- Whether decking and the screen enclosure are in scope
- Any survey or site plan showing the pool and the services around it
None of it is required to get a visit booked. All of it makes the number firmer and the date earlier.
The full permit sequence, with sources, is on the permits and asbestos page.
Questions
What people ask about pool demolition.
Partial or full removal?
If anything will ever be built over that footprint, full. If it is becoming lawn or paving, partial is usually right and considerably cheaper. The decision should be recorded either way, because a buyer's surveyor will ask.
Does a filled pool have to be disclosed when selling?
It is generally treated as a material fact in Florida. Documentation of the method and the compaction is what turns it from a problem into a line in the file.
Why does compaction matter so much?
Because uncompacted fill settles. The failure shows up as a depression in the lawn or as a refusal from whoever is asked to build or lend on it later.
